You want to sell your house. As quickly as possible and at a fair price.

Determining the price

We will first look at the value of the property and advise on an asking price. Our experienced valuers will help you in this process. They look at the developments on the market; any comparable houses that were sold recently and at what price; the demand for this type of house; any houses that are for sale in the immediate surroundings; and the current land price. Together with the owners, we will determine a solid asking price.


Sale strategy

We will also determine a sale strategy. This is much more complicated than a fresh flower arrangement on the table or a cleared-out garage. What is the best way to place the property on the market? What features should we emphasise? What is the best way to promote it? Is there anything we need to do to the house to make it even more attractive? A small investment can bring high returns!

Mandatory disclosure

As the seller of a house, you are required to disclose certain information. We will check issues such as:

  • the zoning plans
  • soil analysis, oil tanks and soil pollution
  • protected cityscape
  • easements such as right of way

We will also apply for the obligatory energy performance certificate for the house. You can rest assured that you have met the mandatory disclosure requirements. 


Good realistic photos, floor plans and clear, well-written descriptions of your house. Just leave it to us! Once we have your approval, we will take action. We will register your house on the shared database of all NVM estate agents and of course on Funda, the website for available houses. We will also publish you house on our own website and social media. Nobody looking for a house will miss it!

Furthermore, we will produce a colour folder of your house with floor plans. We will disseminate it upon request and hand it out to interested people during viewings. ‘For sale’ signs, triangular signs, window signs and our own office window display are also part of the promotional choices.


Requests for viewings are coming in. You do not need to worry about these. We will plan the appointments and will ensure that the potential buyers are professionally received. We will provide in-depth information on your house and related issues and answer any questions.



It goes without saying that you can keep up-to-date on the viewings and responses. Login at any time of the day or night on our ‘Client intranet’ to view your file. It contains information such as:

  • the viewings that have taken place and the responses of the visitors
  • how many people have found your house on Funda
  • how many interested parties have contacted our office directly
  • any bids and the bid process

Negotiations & contract of sale

Should there be an interested buyer who bids, we will help you through the negotiations. We will advise you on the strategy, prices, terms and so on. You yourself decide what course of action to take.

Even when the house is sold, it can still be an uncertain time. The buyer still has three days to change their mind. And then there is the question of whether the buyer will be able to arrange the financing.


The sale is complete. We will be present for the transfer at the notary public and will represent you if you are unable to be there yourself. We will check the property with the new owner and will note the utilities meters for you.
