Letting agent 

The administrative tasks include:

• entering new tenancy agreements
• rent collection
• checking and paying bills

Our clients receive a balance sheet every month showing the income and expenditures, the so-called rent settlement. 

We take care of the administration down to the finest detail. All bills, such as insurance premiums, property taxes and maintenance expenditures, are checked and paid. If relevant, they are charged to third parties or claimed from the insurance company.

We also take care of practical affairs such as the annual rent increase, settling the service charges and the deposit.

TECHNICAL MAINTENANCE 

Makelaars Associatie employs a property maintenance technician who oversees the work of the skilled contractors that we work with. We also liaise with the VVE (owners’ association), carry out checks if the property is empty, and claim damages should they occur.

We handle residents’ maintenance complaints expertly and, if necessary, take immediate action. In the case of large repairs and renovation, we request quotations from different contractors and consult our clients on the action to be taken. It goes without saying that we supervise the work and only pay the final bill after checking the work.

Tenants can reach us 24/7 on our maintenance number for emergency repairs.

LEGISLATION AND REGULATIONS

Landlords are subject to legislation and regulations that are constantly being changed and adapted by the government. Our Property Management department keeps abreast of these developments and, if necessary, we adapt our policy and strategy accordingly. We make sure that any change we make benefits our landlords and property owners to the full!

Letting

It can be challenging finding suitable tenants for both homes and commercial spaces. Still, Makelaars Associatie has an excellent track record. Our letting procedure is reliable and watertight. Read more about our Letting service.

Makelaars Associatie takes care of any changes to our clients’ properties.

• We carry out inspections before tenants move in and when they leave. Any damage to the property or missing inventory is covered by the deposit. If required, we transfer the utilities back to the name of the landlord.
• If a property is vacant, we check it regularly.
• When the property is transferred to a new tenant, we compile an entry condition report at the start of a tenancy.

Maintaining the investment value

Our job is to get maximum returns for our clients. This depends not only on the rental and legislation and regulations, but on monitoring and improving the investment value of our clients’ properties. This could include:

• timely and thorough maintenance to keep the value of your property;
• regularly checking the insurance policies;
• taking account of the requests of tenants, thereby putting the commercial interests of the landlord first.
